Our Story

Washington Homes 4 Cash was founded to do things differently in the home buying industry.

We saw an industry full of opaque offers and high-pressure tactics. Homeowners facing difficult situations — foreclosure, divorce, inherited properties, code violations — were being taken advantage of by investors who wouldn't show their math.

That didn't sit right with us. With licensed general contractors on our team, we know what repairs actually cost. We know what homes sell for after renovation. And we believe sellers deserve to see those numbers before making a decision.

So we built a different kind of home buying company. One where you see the comparable sales, you see the repair estimates, you see the formula, and you decide whether the offer makes sense for your situation. No hidden numbers. No pressure. Just transparency.

Our Approach

• We show you the comps. You'll see 3-5 recently sold comparable properties in your area. These are the same comps we use to determine your home's after-repair value.
• We show you the math. Our offer formula is simple: 70% of the after-repair value, minus estimated repair costs. No mystery, no black box.
• We give you options. Cash isn't the only way. We offer seller financing and novation agreements that can put more money in your pocket. We present all three options so you can choose what fits your situation.

Unlike most investors, our team includes licensed general contractors in Washington State. We handle renovations with our own crews — which keeps costs lower and quality higher. When we estimate repair costs for your property, those numbers are based on real construction experience, not guesswork.

This also means we can buy houses that other investors won't touch. Major structural issues, fire damage, water damage, code violations — these are problems we know how to solve. So if your house has issues, don't worry. We've seen worse.
